Extending your home is a great way to expand your living space and increase the value of your home. An extension is generally considered by local authorities a ‘permitted development’, meaning that you don’t need to apply for planning permission. However, you will need to obtain planning permission if you live in a conservation area or an Area of Outstanding Natural Beauty.
There are several limits and conditions that may require you to seek planning permission. A few of these are:
- The extension should cover no more than half the land area around the house
- The height of the extension should not exceed the highest part of the house
- The materials used for the extension should be similar to those used for the existing house
- A single storey extension should be no more than 4 metres in height
- Balconies, verandas or raised platforms are not permitted

What happens if you don’t get planning permission?
Local planning authorities refer to this as a ‘planning breach’. If you didn’t submit an application for planning permission before doing the work, you will be required to submit a retrospective application.
However, if you did work after being denied planning permission, local authorities may issue an enforcement notice requiring that you revert the house to its original state. You can appeal the decision, but failure to comply may see you being prosecuted.
